Under the visionary guidance of
its founding Chairman and CEO Richard Ziman, Arden
has long been at the forefront of superior and
sustained energy use practices.
In 1998, five years before the concept
of an energy crisis was part of the national consciousness,
Arden recognized that energy was an operational
cost that historically went unchecked. In answer
to this concern, Arden created a swat team of
its best and brightest facility and professional
engineers with a single goal: create a comprehensive
energy strategy for the Arden portfolio. The resulting
initiative, encompassing the design and implementation
of a wide variety of energy efficiency technologies
as well as a new level of operational standards,
reduced an impressive 13 Megawatts of power demand
from the portfolio. |

This approach produced
the highest energy efficiency in the industry,
winning Arden the EPA's prestigious
ENERGY STAR Partner of the Year Award for
three consecutive years. The economic results,
however, were even more impressive - internal
rates of return of 20% to 80% on each project
and less than a five-year payback for the overall
portfolio.

efficiency team responsible for these tremendous
results was ultimately formed into next>edge,
a wholly owned subsidiary that operates as an
independent provider of energy efficiency solutions
for all types of commercial facilities.

| Today, Arden holds the
largest number of EPA ENERGY STAR labels under a
single ownership in California, representing 52%
of all ENERGY STAR labels for office buildings in
the state and 26% in the nation. next>edge’s
ongoing efforts across the Arden portfolio reduce
the company’s electric energy consumption
by approximately 41,000,000 kwh per year, which
translates to annual savings of over $5 million.
This amount of energy conservation annually avoids
the emission of 55 million lbs. of greenhouse gases
and the usage of over 70,000 barrels of oil. This
is the equivalent of taking 6,130 cars off American
roads annually, planting 8,397 acres of trees annually,
or powering 4,086 American homes every year. |

Arden’s energy costs have decreased from
$3.85 to $1.65 per square foot - a 57% reduction
- which equates to a cumulative savings figure
to date of over $31 Million. Arden has also received
many ancillary benefits from next>edge’s
energy program: Lighting quality has improved;
tenant comfort has increased; “hot-cold”
calls have decreased, thus lowering repair and
maintenance costs; system performance and productivity
have improved; and Arden has distinguished itself
as a leader in environmental awareness, boosting
its image and offering many marketing and public
relations opportunities. In 2005, the National
Association of Real Estate Investment Trusts (NAREIT)
presented the Leader
in the Light Award to Arden for its energy
efficiency accomplishments. |
