COGENERATION PROJECT
Cogeneration Project for a 10-story, 417,000 square foot office building located in Beverly Hills, California.

benefit
next>edge reduced the peak electric load taken from Southern California Edison and the usage of existing electric water chillers. The new energy generating plant substantially cut operating costs and returned this savings to the company's bottom line profits. On an annual basis, the building's electric bill was reduced by $188,000, a savings of 21%.

challenge

In order to insure the success of this project, next>edge was required to meet all City of Beverly Hills requirements for construction or modifications to commercial buildings. This included blending of the new plant structure with the building's architecture and limiting noise pollution.

solution
next>edge served as general contractor, completing a 600 kW cogeneration plant to provide electricity and 150 tons of chilled water for use in the building. The new plant has not experienced any down time or delays due to city or neighborhood issues.

next>edge value add
next>edge paid very close attention to the integration of this new facility with the existing infrastructure of the office building. An understanding of the building operations enabled next>edge to create a seamless interface between the new generating plant systems and the existing facility management systems. This resulted in maximized energy savings for the owner and the elimination of outages due to conflicts between the two systems. Numerous technical issues were discovered and addressed by next>edge, none of which were anticipated by the original equipment manufacturer.
